Gordon McMahon developed an intriguing concept in fractional ownership that offers both an excellent real estate investment as well as a truly hassle-free second home for vacations or annual retreats. The Pacific Leisure Group was formed in 2001 and is responsible for designing, constructing, selling, and managing each of its luxurious properties. Each home is a free-standing fully-furnished house located on prime oceanfront properties. Currently under construction is The Shores, a 5500 square-foot home located in a gated community in Lincoln City and is their only property with available sales. Homes are limited to seven owners, giving each nearly two months of exclusive use throughout the year. "The best part is what you don't own," explains McMahon. "That's the common message we share with future owners." What you don't own are the problems: Yard and property maintenance, cleaning or repairs. Even basic supplies are kept refreshed and each property includes a Chrysler convertible for driving needs. "Once an owner turns the key in the front door their vacation truly begins with everything completely taken care of, including maid service and clean-up," noted McMahon. Owners each receive a locker for storing personal items they wish to keep on-hand for future visits to make their stay comfortable.An unusual element in this fractional ownership is that owners cannot swap dates between properties. This is a deeded interest for owning one-seventh of the property and past performance has shown that sales are keeping pace with real estate values for the region, so it also offers own-ers a great investment. "We've found that those who purchase through us prefer this arrangement as it ensures security, privacy, and an excellent investment," explained McMahon. The current home scheduled for completion by the end of June features a twelve-seat movie theatre with a system capacity for four hundred movies, an elevator that stops on all three floors, and private access to the beach.
